At Southern Heritage Home Designs, we are the designers of the house plans presented here. We are not a plan brokerage simply reselling plans from other designers, like many other web sites. All the plans shown here are exclusively our own and you won't find them anywhere else. We can answer your most detailed questions and you will work directly with the designer when customizing your plans.

What's Included in a typical set of house plans?


A typical set of plans includes:

Foundation Plan:

Crawl Space or Concrete Slab, depending on the plan. In cases where both types are available, both types will be included with the set, so you can build whichever you choose.

Floor Plans:

Including dimensions, door and window schedules, square footage calculations, floor finishes and other plan specific information.

Elevations:

Showing exterior views from all sides, finishing materials, ceiling heights and window header heights.

Electrical Plans:

Showing power outlets, light fixtures, switches, ceiling fans, phone and TV jacks, and more.

Roof Plan:

Showing roof slopes and intersections, ventilation and other plan specific information.

Construction Details:

Typical construction details including wall sections and other plan specific details.

Study Set:

A Study Set includes the Floorplans and Exterior Elevations. These are the same sheets included with the full Construction Set with all dimensions and notes, but are labeled "Not For Construction". Study Sets are useful for getting cost estimates and determining what changes you might like to make, if any. If you purchase a Study Set and later decide to purchase the full Construction Set of the same plan, you will receive full credit for the Study Set purchase towards the Construction Set purchase.

Construction Set:

The Construction Set includes the drawings listed above in a high-resolution PDF File which can be used to make prints or shared with your builder, contractors and sub-contractors. Printed plans are also available. Purchase of a Construction Set grants you a Limited Build License to build one house from the plans. You may make as many copies of the plans as you may need. You may not, however, re-sell the plans or otherwise transfer them to someone else for construction.

CAD File:

Includes the plans in AutoCAD format. This is the most widely used computer drafting program and the file can also be used by most other drafting programs. Purchase this if you would like to have the plans modified by a local designer. Purchase of the CAD File grants you an Unlimited Build License. The CAD File Package also includes a PDF file of the plans.


Important Information About Our House Plans


Do You Build Homes In My Area?

No, we don't. You'd be surprised how often we get this question, but the simple fact is that we do not build houses ourselves, at all. We just design them and sell the plans. You would need to hire a builder to build the house for you.


Complying With your Local Building Codes:

Our plans are designed to comply with the International Residential Building Code (IRC) that was in effect at the time the plans were drawn. They are also designed for typical conditions and requirements in the Southeastern United States. Our plans alone may not be all that is required to get a building permit in your area.

Permitting requirements can vary widely from region to region and even from town to town in the same state. Your local requirements may go beyond what is covered in the IRC. In addition to our plans, you may need to take additional steps to ensure that your plans are in compliance with local codes and requirements such as having the plans engineered by a local Structural Engineer or sealed by a local Architect. You should contact your local building officials to find out what is required before purchasing plans or beginning the plan modification process. Your local building officials can provide you with a list of what is required in your area. Our house plans do not include an Architects or Engineers Seal.


Home Owners Associations and Architectural Review Boards:

Additional requirements may by imposed by HOA's or Architectural Review Boards. You may be required to modify your plans, so it is important to check with any such governing body before beginning design work.


Do You Offer Material Takeoffs, Cost Estimates, or Framing Drawings?

No, not at this time anyway. We may add these options in the future if demand warrants, but it would be better to rely on your builder for these services as they would be more familiar with material and labor costs in your area, and many builders already have an estimator on staff. Also, many homes today are built with pre-fabricated trusses instead of conventional stick framing (mainly because the open floor plans preferred today would be difficult, if not impossible, to build using stick framing) and the truss fabricator will produce their own framing drawings.


Do Your House Plans Include HVAC Plans?

No, we do not include HVAC plans in our sets. Your heating and cooling system would need to be sized and designed by your HVAC contractor mainly due to the variety of different systems that might be installed in different areas of the country.


Do Your House Plans Have an Architects or Engineers Seal?

No, we do not provide sealed plans. If this is required in your area, you will need to retain the services of a local Architect or Engineer.
